Real Estate brokers?
They're nothing, they do nothing.

Wait until you meet a REAL real estate broker.
He is a licensed professional just like your doctor and lawyer
and engineer under the Professional Regulations Commission by
virtue of R.A. 9646 Real Estate Service Act.

"Direct Buyers Only"?
Would buyers tour around the city looking just for
your property? might take eons.
Would you rather do all the leg works for all
the 100 documentation steps in real estate sales?

you don't go to a lawyer.
you go to your Real Estate Broker
much like you'd go to a Dentist if
you have a tooth problem, not to a
CPA!

    nalaman ko tong site na to dun sa isa mong site, yung failuretopaycreditcard. i've been reading your blog almost daily. gusto ko lang sana magtanong about the liability ng globe asiatique. i loaned a house thru in-house financing pero i received a mail from pag-ibig na hindi daw ako nagbabayad monthly. pero yung name is hindi nakapangalan sakin, ibang pangalan pero same address. pumunta ako sa pag-ibig at blocklisted na daw yung GA sa kanila so hindi ko na pedeng itransfer yung unit from in-house to pag-ibig. i requested a photocopy of house title from GA. yung nakalagay sa title is hindi accurate. halos walang name na nakalagay. iba yung date. at iba yung address. i've issued 24 PDCs and may 7 pa bago matapos. pinaclose ko na rin yung checking account ko para hindi na ko magbayad ng hindi rin naman sure na makukuha ko yung bahay. sabi nung ibang kumuha sa GA, hindi pa daw sa kanila nirerelease yung titulo even if tapos na silang maghulog nung bahay. my problem is, if hindi ko na ipagpatuloy yung bahay, can i have a refund? lampas 100k na rin kasi nahulog ko sa bahay at sayang nun kung hindi man lang ako makakuha ng refund. pang equity ko na sana sa ibang real state yun. thanks a lot.

  2. your question might fall under RA 6552
    re: Rights of a "Defaulting" Buyer
    the issue here is quite complicated since this now involves litigation - filing of a civil and/or criminal case against the developer.
    You will now need a lawyer to represent you in court if ever.

    Maybe, you can ask for some advise from the HLURB people. check this link:

    ako rin po yung nagcomment sa taas. regarding yung sa bahay ko from Globe Asiatique. Bale pinaclose ko na po yung checking account ko sa bangko na naghahandle nung pdc na inissue ko sa GA. bale 3 months na po akong di nagbabayad kasi wala na kong tiwala sa GA. wala na sana akong balak ipagpatuloy yung bahay kaso ayaw nung pamilya ko. ipagpatuloy ko na lang daw. sabi nung sa globe asiatique, kailangan ko daw muna gumawa ng sulat sa GA para ilipat yung sa pag-ibig papunta sa name ko kasi nakapangalan pa sa certain rizalino morales. anong klase po ba ng letter yung gagawin ko. gusto ko rin sanang ilagay sa letter ko na stop payment at pullout muna ako ng check habang hindi pa nalilipat sa pangalan ko yung unit bago ako magrestructure nung monthly amortization. balak ko sanang iparestructure muna ng 30yrs para mas mura hulog at para makasigurado na makukuha ko talaga yung unit. yung sa kapatid ko kasi is 5yrs lang. so if 5yrs na hindi pa nila naaangkin yung bahay, ititigil ko na yung pagbabayad ng bahay. can i still get a refund pag ganyan? salamat po banker. i read your blogs daily and i'm very thankful that this blog exist. it really helps us a lot. more power!

  4. gumawa ng sulat sa GA para ilipat yung sa pag-ibig papunta sa name ko kasi nakapangalan pa sa certain rizalino morales.

    maybe its about time that you should consult HLURB na. unless you want to take a risk.

    1. check your document first - deeds
      if what was indicated is correct or not.
      go to the RD for correction of entry if its only
      a typo error.

  6. Hello po Mr.banker I need po your advice. Nabili ko po ung lote ng kapatid ko naka mortgage pa sa pag ibig 2 yrs pa bago matapos.cash ko po silang binayaran sa amount na gusto nila.dahik kapatid po nagtiwala po ako. Meron kaming deed of conditional sale na 2 yrs. Di alam ng
    pag big yung transaction ngayun binibenta ng kapatid ko sa iba nakita ko sa Olx. Wala akong hawak na ibang papeles bale bank money transfer na natangap nila ung pera lang at ung deed of conditional sale me habol po ba ako. Blinocked po nila ako ngayun so di ko sila makausap.

      3. the DCS and money transfer are proof enough.
      4. Notify the Register of Deeds by executing an Affidavit of Adverse Claim to preclude any criminal act of double sale.
